Phase I of Welbourn Row in West Lake View Reaches 50 Percent Sold
Phase I of Welbourn Row, Dubin Residential's new-construction condominium community at Wellington and Clybourn avenues in West Lake View, is now 50 percent sold.
When all four phases are complete, Welbourn Row will occupy an entire city block with six four-story buildings comprising approximately 140 residences plus retail space.
Phase I of the development consists of two 15-unit brick buildings. Buyers of the remaining homes can choose from four floor plans with two bedrooms, two baths and 985 to 1,206 square feet of space. Base prices range from $239,900 to $289,900, and deeded parking costs $19,500 for a garage space.
"Welbourn Row offers city buyers contemporary, efficient designs with open layouts that maximize available space," said David Dubin, president of Chicago-based Dubin Residential. "Another attraction is the secured indoor parking, an increasingly valuable amenity in this booming neighborhood. One of the floor plans available at Welbourn Row is the Innovate, which has 1,005 square feet and is base-priced starting at $249,900.
The open living, dining and kitchen area is the centerpiece of the home, with sliding glass doors that open onto a 40-square-foot recessed balcony. An optional kitchen island can double as a breakfast bar.
"Today's kitchen has evolved into as much of a social center as a work center," said Dubin. "This transition has contributed to the popularity of open layouts, which are ideally suited for everyday living. Residents appreciate being able to cook and fix drinks while interacting with their family and guests."
Another feature of the Innovate that appeals to buyers is the placement of the bedrooms, with the master bath serving as a buffer between them. "The Innovate's split floor plan provides extra privacy," said Dubin. "And even if residents choose to furnish the second bedroom as an office, they still like the separation of their living and work areas."
Double-door closets in the bedrooms and the foyer provide storage space. Also in a foyer closet are the washer and dryer hook-ups.
Other two-bedroom floor plans available include Celebrate, Anticipate and Elevate.
Standard features in Phase I condominiums include 9-foot ceilings; balconies; hardwood flooring in the living room, kitchen, foyer and hallway; carpeting and pad in the den and bedrooms; and individual gas forced-air heat and central air conditioning.
Kitchens feature hickory or oak cabinets; stainless-steel, double-bowl sinks; an optional kitchen island; and a Whirlpool appliance package.
Baths include 6-foot soaking tubs and/or a walk-in shower; designer ceramic tiling on floors, bath and shower surrounds; hickory or oak cabinets; and cultured marble vanity tops.
According to Dubin, Welbourn Row's location is another strong factor driving sales. "Residents can shop at the nearby stores along the Clybourn shopping corridor, including Dominick's, Menards and Costco," he said. "For recreation and entertainment, there's the Diversey Bowl, the Webster Place movie theaters on Clybourn and the Green Dolphin Street jazz club on Ashland. Local restaurants include the Meritage Café on Damen and Café Bolero on Western."
Additional recreational options are available at nearby Hamlin Park, which offers two city blocks of green space, a fitness center, lighted tennis courts, an outdoor swimming pool, indoor and outdoor basketball courts and boxing facilities.
The Welbourn Row sales center is located at 2975 N. Clybourn Ave., one mile east of the Kennedy I-90 Expressway at the southeast corner of Wellington and Clybourn.
