Ground breaks on Phase I buildings
Sales have started for the second phase of Welbourn Row, a new-construction condominium community at Wellington and Clybourn avenues in Lake View. Chicago-based Dubin Residential is the developer. Phase I of the development also recently broke ground, and first deliveries are expected by late fall.
When all four phases are complete, Welbourn Row will occupy an entire city block with six four-story brick buildings comprising a total of approximately 140 residences.
Phase II of the development consists of one 27-unit building. Buyers can choose from nine floor plans with one to two bedrooms, one to two baths and 605 to 1,113 square feet of space. Homes also feature balconies, 9-foot ceilings and dens, per plan. Base prices range from $204,900 to $279,900, and deeded parking costs $24,900 for a garage space and $19,900 for an outdoor space.
“ Phase I’s popularity with buyers shows that Welbourn Row delivers a great combination of affordability and space in the booming Lake View neighborhood,” said David Dubin, president of Dubin Residential.
“And now, Phase II’s distinctive design offers an even greater variety of floor plans to appeal to a wide spectrum of buyers, with more options for square footage, layouts and pricing.”
One of the floor plans available at Welbourn Row is the 05, which has two bedrooms, two baths and 1,113 square feet, base-priced starting at $259,900.
Dubin noted that the 05 plan occupies the entire projecting southeastern corner of the building and incorporates one of the many novel layouts of the second-phase homes. A three-sided balcony offers space for a grill, table and seating.
At the home’s entrance is a gallery-style foyer that contains coat and mechanicals closets and leads into the main hallway.
“ Together, the foyer and hallway form a dramatic entrance to the residence and are the perfect spot for console tables to display floral arrangements, photographs and ornaments,” said Dubin. “And buyers can line the walls with framed mirrors and prints.”
Off the hallway is the master bedroom with double-door closet and private access to the master bath, which includes a linen closet, shower and window. The floor plan’s two bathrooms are situated side-by-side to create a buffer between the bedrooms. The second bedroom opens from the living area and includes a double-door closet.
According to Dubin, the focal point of the 05 home is its hexagonal-shaped open living, dining and kitchen area with two walls of windows. “This distinctive space offers great scope for individual creativity,” he said.
“Buyers can arrange furniture in different ways to fit the room, paint the six walls in varying shades and display oversized artwork on the rear wall. Plus, the kitchen is located in a three-sided corner nook with an enclosed workspace, so it gives a sense of privacy while still being open to the rest of the living space,” he said.
Standard features in Phase II condominiums include 9-foot ceilings; balconies; hardwood flooring in living rooms, kitchens, foyers and hallways; carpeting and pad in dens and bedrooms; washer/dryer hookups and individual gas forced-air heat and central air conditioning.
Kitchens feature hickory or oak cabinets, stainless steel double-bowl sinks, an optional kitchen island and a Whirlpool appliance package.
Baths include 6-foot soaking tubs and/or a walk-in shower; designer ceramic tiling on floors, bath and shower surrounds; hickory or oak cabinets; and cultured-marble vanity tops.
“Homes at Welbourn Row include standard features that are both attractive and practical, so buyers don’t need to spend a lot on upgrades to improve their home’s appearance and functionality,” said Dubin.
Welbourn Row is located just north of the Clybourn shopping corridor, so residents are close to local stores including Costco and Old Navy. Nearby recreation includes the Diversey Bowl, the Webster Place movie theaters and Hamlin Park, which offers two city blocks of green space and numerous sports and fitness facilities. Dining options in the vicinity include the Meritage Café and Café Bolero.
Remaining homes in Phase I have two bedrooms, two baths and 985 to 1,206 square feet of space. Base prices range from $244,900 to $289,900.
The Welbourn Row sales center is located at 2975 N. Clybourn Ave., one mile east of the Kennedy I-90 Expressway at the southeast corner of Wellington and Clybourn.
If driving east on Interstate 90, take the 46A/California Avenue exit. Turn left onto Diversey, and left again onto Clybourn. If heading west on Interstate 90, take the 46B/W Diversey exit, go east on Diversey and turn left onto Clybourn.
