Model Opens at Welbourn Row in Lakeview
New condominiums in the city priced from the $180s
Chicago-based Dubin Residential announces the grand opening of a model home and on-site sales center at Welbourn Row, a new community of 140 condominiums in Lakeview.
Located at the corner of Wellington Avenue and Clybourn Avenue, Welbourn Row will comprise six four-story brick buildings occupying an entire city block. Nine floor plans are available and measure 605 to 1,206 square feet. Homes are base-priced from $189,900 to $289,900, and come standard with one bedroom, one bedroom plus den, or two bedrooms, one to two baths, and balconies. Deeded parking costs $24,900 for a garage space and $19,900 for an outdoor space.
“The model is decorated with contemporary furnishings and showcases the generous living space of our floor plans,” said Mike Kelahan, director of sales and marketing for Dubin Residential. “These homes are perfect for urban singles and couples looking to buy an affordable new home in the city. In addition to the flexible and stylish home designs, buyers appreciate the convenient Lakeview location near the Clybourn shopping corridor and great restaurants.”
The decorated model features Plan 4, a 1,206-square-foot corner unit. The home comes standard with two bedrooms and two baths.
For a bold entrance, the model's foyer features deep red-colored walls and upgraded dark cherry hardwood flooring, said Kelahan. Off the foyer is a laundry closet and full hall bath, which includes a soaking tub. The bath is upgraded with a contemporary light fixture, a 36-inch vanity with an ivory Corian top, and patterned ceramic tile flooring with matching tub and shower surround.
A combination living/dining/kitchen area measures 18 feet by 27 feet and is the focal point of the home, said Kelahan. The dark hardwood flooring continues into this area and creates a warm décor that can be augmented with the addition of an optional fireplace.
“The model demonstrates the ample space available for a dining table that seats six, as well as an entertainment center with a 32-inch flat-screen TV, sofa, love seat and coffee table,” said Kelahan. “Also, due to customer demand for surround sound, the model is pre-wired for this option and outfitted with speakers.”
Another key selling point for buyers is the 40-square-foot balcony that offers sweeping views of the city from double sliding-glass doors, he added.
Upgrades in the model's kitchen include stainless-steel appliances, a Moen stone granite double-bowl sink, and Dubin's preparation island package with granite countertops, two pendant lights and a breakfast bar. “Not only is the island functional for preparing food and serving guests when entertaining, but it also separates the living and dining areas from the kitchen without completely blocking them off,” said Kelahan.
Located off the kitchen, a secondary bedroom is decorated as a home office, complete with a computer desk, bookshelf and large mirror. The room is also pre-wired for speakers.
The master bedroom comes standard with a double-door closet and two windows. The master bath is upgraded with a marble vanity, contemporary lighting fixtures, and dark beige ceramic tile flooring and shower surround. It comes standard with a linen closet and built-in shelving.
In addition to the numerous options available with the home, the model's décor offers examples of inexpensive design ideas buyers can use to add a modern flair on their own after they have moved in, said Kelahan. “In the spirit of Trading Spaces and other popular home decorating TV shows, our interior designer covered the entire dining room wall with a stainless-steel basket weave,” he said. “When the dining room lighting reflects the silver wall, it's dazzling.”
All homes at Welbourn Row come standard with private balconies; 9-foot ceilings; hardwood flooring in living rooms, kitchens, foyers and hallways; carpeting in dens and bedrooms; phone and cable wiring; washer/dryer hookups; and individual gas forced-air heat and central air conditioning.
According to Kelahan, kitchens and baths include a host of standard features. For example, kitchens include a choice of hickory or oak cabinets; a stainless-steel, double-bowl sink; and a Whirlpool gas range, 18-cubic-foot refrigerator, five-cycle dishwasher, and built-in microwave. Baths offer 6-foot soaking tubs; designer ceramic tiling on floors, bath and shower surrounds; a choice of hickory or oak cabinets; and cultured marble vanity tops.
The community is located just north of the Clybourn shopping corridor, close to stores such as Costco and Old Navy. Nearby recreation includes the Diversey Bowl, the AMC City North 14 movie theaters and Hamlin Park, which offers two city blocks of green space and numerous sports and fitness facilities. Dining options in the vicinity include the Meritage Café, Café Bolero and Bar Louie.
The Welbourn Row sales center is located at 2933 N. Clybourn Ave., one mile east of the Kennedy I-90 Expressway at the southeast corner of Wellington and Clybourn avenues.
