Townhome Sales Open at Dubin's Kilbourn Court at 4500 W. Belmont

Three-story residences base-priced from mid-$200,000s

Chicago-based Dubin Residential has announced the start of sales at Kilbourn Court, a new community of 116 townhomes in the Kilbourn Park neighborhood on Chicago's Northwest Side.

Located at 4500 W. Belmont Avenue on the site of a former bakery, Kilbourn Court will offer three-story townhomes with two to three bedrooms, two to three baths, balconies, decks and attached two-car garages. Homes will range in size from 1,673 to 2,412 square feet, base-priced starting from $259,900.

"Kilbourn Court will make a quality addition to an already great community of conscientious homeowners," said David Dubin, president of Dubin Residential. "And for buyers not ready for the added expense and responsibility of a single-family home, these townhomes provide the perfect intermediary step up from a condominium. On the one hand, buyers will have the convenience of a maintenance-free community, while on the other hand, they can enjoy having their own garage and multiple floors of living space."

Designed by award-winning, Chicago-based Hartshorne + Plunkard Architecture, the development will occupy nearly an entire city block along Kilbourn Avenue from Belmont Avenue to School Street. Kilbourn Court will comprise three U-shaped buildings of 32 townhomes each, plus two smaller rows of 16 homes and four homes, respectively. The buildings will feature front and side masonry facades with metal bays projecting from each home.

"Unlike most city blocks, this site is not split by an alley, which has given us more freedom to create the feel of a nice community within a community," Dubin said. "All garages will be hidden from view along private interior drives, and sidewalks will run the full length between buildings. These walks and the parkways will also be landscaped with lawns, trees and shrubs, and the north end of the development will include additional green space."

The development's nine floor plans offer first floors that can be entered from either the front door or the attached two-car garage. First floors include a den, coat closet, and closet for mechanicals, and most first-floor plans also have a full bath.

Second floors feature an open kitchen/living/dining room layout that creates one large, uninterrupted living space. In most floor plans, this open layout extends from the front bay windows in the living room to the deck off the kitchen in the rear. Kitchen preparation islands are optional, and many second-floor layouts also include a full bath with either a tub or walk-in shower.

"An open layout maximizes space and is ideal for entertaining. There are no unnecessary walls to separate people or limit furniture arrangements," Dubin said. "And with at least one bathroom on the first two floors, owners can keep the third floor private."

Third floors include two- and three-bedroom layouts, and most master bedrooms feature bay windows and either a walk-in closet or private bath. Separate closets are available for linens and a washer/dryer, and nearly all homes include a rear third-floor balcony that runs the width of the home. Each corner home features a side balcony.

"In the city, it's rare to find attached housing with not just one but two areas of personal outdoor space," Dubin said. "Most of our townhomes at Kilbourn Court feature wide second-floor decks and equally wide third-floor balconies, so residents have more than ample space for barbecuing or reading outside on a nice day."

Standard features at Kilbourn Court include hardwood flooring in living rooms, dining rooms and kitchens; luxury carpet and pad in dens, bedrooms and on stairs; and colonial trim throughout. Homes also offer individual gas forced-air heat, central air conditioning, water lines for an icemaker, washer/dryer hook-ups, and pre-wiring for cable TV and telephone, with outlets in multiple rooms.

Kitchens feature oak cabinetry; a stainless-steel, double-bowl sink with spray; and a Whirlpool appliance package, including an 18-cubic-foot refrigerator, gas range, 5-cycle dishwasher, and built-in microwave oven with a vented hood.

Main baths come standard with ceramic-tile flooring and tub surrounds, oak cabinetry, and laminate vanity tops with drop-in bowls. Guest baths include ceramic-tile floors and shower/tub enclosures, wall-mounted sinks, and Moen polished chrome faucets.

The development is located in the Kilbourn Park neighborhood, which takes its name from the city park located one block north of Kilbourn Court. The park offers three city blocks of recreation - including ball fields, tennis courts, a running track, inline hockey court, greenhouse, field house and playgrounds. The community is located one block east of a supermarket, and residents are served by Carl Schurz High School, one of the most acclaimed public high school restorations in the city.
