Options Abound At Kilbourn Court In Kilbourn Park
Seven floor plans offer flexibility suitable for any buyer
Whether in search of more space for a larger master bedroom, sizable guest quarters or children’s bedrooms, urban homebuyers are finding floor plans that offer the options they need at Kilbourn Court in Kilbourn Park, a new townhome community by Chicago-based Dubin Residential.
Located at 4500 W. Belmont on Chicago’s Northwest Side, Kilbourn Court features seven three-story floor plans with two or three bedrooms, two or three baths, balconies and attached two-car garages. Homes range in size from 1,673 square feet to 2,394 square feet. Pre-construction prices range from $281,900 to $349,900.
“We have taken a pretty traditional city townhome design and outfitted it with the flexibility to satisfy a wide range of buyers. In a neighborhood as diverse as Kilbourn Park, that has been a welcome offering and has contributed to our ability to sell nearly 25 percent of homes in our first six months of sales,” said Mike Kelahan, director of sales and marketing for Dubin Residential.
All 116 townhomes at Kilbourn Court offer three floors of living space, which provide flexibility for buyers with different lifestyles and household needs. For example, the first-floor den, which is standard in all Kilbourn Court floor plans, can serve as an exercise room or large home office for couples, while families with children can turn it into a playroom, noted Kelahan.
On the second floor, the open plan features a combined living/dining room and kitchen with optional island and offers flexible space for everyday living and formal entertaining.
“ Buyers can choose an available ventless fireplace to create a focal point for a living room seating area. Leaving that wall open creates even more furniture options,” said Kelahan. “There is also plenty of room for a large dining table, and the open kitchen is great for large family gatherings. Adding the kitchen island gives buyers even more counter and storage space plus another seating area for quick meals.”
The B and C floor plans at Kilbourn Court also offer the option of two or three bedrooms.
For example, the 2,122-square-foot Plan C comes standard with three bedrooms. This layout works well for parents who need a couple children’s bedrooms or space for a nursery, Kelahan said. The floor can also be redesigned to create a double master-bedroom configuration to accommodate an older child or a large home office.
Buyers can also add an additional full bath with shower to the master bedroom. The C Plan is base-priced from $314,900.
“ Buyers are pleasantly surprised by their ability to mix and match the number of bedrooms and baths,” Kelahan said. “They are taking advantage of this flexibility to configure the home to meet their individual needs, whether that be a desire for extra space for a guest room, extra bedrooms for family members, or a home office.”
Standard features at Kilbourn Court include two levels of outdoor living space, a deck off the kitchen and a catwalk-like balcony off the third floor; hardwood flooring in the kitchen and living rooms; and carpet in bedrooms, dens, hallways and stairways. Kitchens include oak cabinetry, a stainless steel double-bowl sink with spray, and a Whirlpool appliance package. Baths feature oak cabinetry and ceramic tile flooring and tub surrounds.
All homes have individual gas forced-air heat, central air conditioning, and pre-wiring for cable TV and telephone in multiple rooms.
Kilbourn Court takes its name from the city park located one block north of the development. Kilbourn Park offers three city blocks of recreation, including ball fields, tennis courts, a running track, inline hockey rink, greenhouse, field house and playgrounds. The neighborhood is also home to many local retail businesses.
Designed by award-winning, Chicago-based Hartshorne + Plunkard Architecture, Kilbourn Court will occupy nearly an entire city block and include three U-shaped buildings of 32 townhomes each, plus two smaller rows of four and 16 townhomes.
The site plan allows all garages to be hidden along private interior drives. Sidewalks landscaped with lawns, trees and shrubs will run the length of the courtyard between each building.
Area schools include Scammon Elementary and Carl Schurz High School, as well as St. Viator, St. Ladislaus and St. Bartholomew elementary schools, and St. Patrick and Gordon Tech high schools.
Sales center hours are Saturday through Wednesday, 11 a.m. to 5 p.m., or by appointment.
