Construction Underway at Kilbourn Court
Dubin Residential breaks ground on townhome community in Kilbourn Park
Chicago-based Dubin Residential has announced the start of construction at Kilbourn Court, a new community of 116 townhomes in the Kilbourn Park neighborhood on Chicago’s Northwest Side. The development is nearly 40 percent sold, and first deliveries are expected this summer.
Located at 4500 W. Belmont Ave., Kilbourn Court features seven three-story floor plans with two or three bedrooms, two or three baths, balconies and attached two-car garages. Base-priced from $287,900 to $349,900, the maintenance-free townhomes range in size from 1,673 to 2,412 square feet.
“The fact that we’ve reached this stage in a little more than eight months indicates we’re filling a genuine need for new construction homes in Kilbourn Park,” said Mike Kelahan, director of sales and marketing for Dubin Residential. “Now that we have broken ground, buyers will be able to see the community and model homes soon, but the optimal time to buy at the lowest pricing will be before models open. Plus, buyers still have a choice of all the floor plans and options since we’re early in the building process.”
Designed by award-winning, Chicago-based Hartshorne + Plunkard Architecture, Kilbourn Court will occupy nearly an entire city block and include three U-shaped buildings of 32 townhomes each, plus two smaller rows of four and 16 townhomes.
According to Kelahan, many of the homes will face a private courtyard, and the site plan allows for all garages to be hidden along private interior drives. Landscaped lawns, trees and shrubs will run the length of a courtyard between each building.
“ Kilbourn Court is located in an established residential neighborhood and is designed to be a mini-community that fits into the context of the area,” said Kelahan. “It is ideal for families, couples and move-down buyers looking for a close-knit community near downtown. The homes are also close to quality public and private schools, as well as grocery stores, a movie theater, Home Depot, Target and fitness clubs.”
Just released for sale, one of the floor plans available at the community is Plan J, which is highlighted by extra green space. Only four homes at Kilbourn Court feature this plan, and they will be built in a row next to a 70-by-80-foot private lawn area, which is designated for use by community residents only. The 2,412-square-foot plan is base-priced at $349,900, and includes three bedrooms, three baths and a two-car garage.
“ Not only are Plan J homes the largest of our townhomes, but this row of residences will be tucked away in a quieter, more private area,” said Kelahan. “These four homes face School Street with its existing single-family homes, and provide a safe place for children to play or residents to gather.”
The first level of the J floor plan features a two-car garage, den or family room, coat closet and full bath. On the second floor, a combined living/dining room opens up into the kitchen. A deck that spans the width of the home is off the kitchen and is ideal for barbecuing, Kelahan said. Another standard feature is an 8-by-4˝ -foot alcove located off the living/dining room.
The third floor includes a master bedroom and bath, two secondary bedrooms, a full guest bath and a laundry closet with washer/dryer hookups. The master suite encompasses almost half of the third level and features a walk-in closet and bath with double-bowl sink, separate tub and walk-in shower.
“For a townhome, this plan is packed with flex space,” said Kelahan. “For example, the alcove on the main living level makes a great computer nook or area to store toys and games. There’s also an extra nook in the kitchen that can be converted into a pantry or storage. The den on the first floor makes a great guest suite with the full bath and closet or is ideal as a private home office.”
All Kilbourn Court townhomes come standard with a deck off the kitchen and a catwalk balcony off the third floor; hardwood flooring in the kitchen and living rooms; and carpet in bedrooms, dens, hallways and stairways. Kitchens include oak cabinetry, a stainless steel double-bowl sink with spray, and a Whirlpool appliance package. Baths feature oak cabinetry and ceramic tile flooring and tub surrounds.
Homes include individual gas forced-air heat, central air conditioning, and pre-wiring for cable TV and telephone in multiple rooms.
Kilbourn Court is located one block south of Kilbourn Park, which offers three city blocks of recreation, including ball fields, tennis courts, a running track, inline hockey rink, greenhouse, field house and playgrounds. The Kilbourn Park neighborhood is also home to many local retail businesses.
Area schools include Scammon Elementary and Carl Schurz High School, as well as St. Viator, St. Ladislaus and St. Bartholomew elementary schools, and St. Patrick and Gordon Tech high schools. Kilbourn Court is located near Interstate 90, a Metra station, an Amtrak station and the Belmont stop on the Blue Line “L.”
Sales center hours are Saturday through Wednesday, 11 a.m. to 5 p.m., or by appointment. To reach the sales center from the Kennedy I-90/94 Expressway, exit at either Kimball Avenue or Belmont Avenue.
