Grand Opening of Townhome Model at Kilbourn Court
Chicago-based Dubin Residential has announced the grand opening of a decorated model at Kilbourn Court, a new community of 116 townhomes in the Kilbourn Park neighborhood on the Northwest Side.
Located at the corner of Belmont and Kilbourn avenues, the community offers three-story townhomes with two to three bedrooms, two to three baths, dens, balconies and attached two-car garages. Six floor plans range in size from 1,779 to 2,394 square feet and are base-priced from the $290s.
“Kilbourn Court offers a rare opportunity for a new construction home within an established neighborhood with prices starting under $300,000,” said Mike Kelahan, director of sales and marketing for Dubin Residential. “The community is already nearly 50 percent sold, and the homes are appealing to first-time buyers and young families in search of more space. And with the debut of the model, buyers can see for themselves all the features that come standard with the homes like hardwood flooring, 9-foot ceilings and balconies.”
The furnished and decorated model features Plan H, a 1,946-square-foot corner unit. The home comes standard with three bedrooms, two baths and a den.
On the first floor, the den provides highly sought-after flex space that can be used as a guest bedroom, a media room or a home office according to a buyer’s needs, said Kelahan. The model’s first level is upgraded with hardwood floors. A coat closet is located in the hallway, which leads to the attached two-car garage.
An open living room, dining room and kitchen layout creates an expansive main living level. Hardwood floors are standard throughout this floor, and the living and dining rooms feature oversized windows.
The kitchen is upgraded with 42-inch designer cabinets, including a corner cabinet with a glass door. Additional upgrades include granite countertops, a Moen stone granite undermount sink and stainless steel appliances.
“The main living level was designed to be comfortable and an ideal space for entertaining friends and family,” said Kelahan. “Guests can flow throughout the living and dining rooms and into the kitchen area with ease. And with summer approaching, the balcony located off the kitchen is perfect for grilling and enjoying warm weather.”
Between the living and dining rooms is an architecturally-stepped half wall with art niches and an entertainment center with space for a television and stereo system, which is a new option offered at Kilbourn Court, said Kelahan. The specially-designed wall also includes a gas fireplace with ceramic surround that faces the living room.
“The stepped half wall establishes a more formal dining area without sacrificing the open floor plan,” said Kelahan. “Plus, it provides an interesting spot to showcase an art collection, and the entertainment niche offers enough space to accommodate a 32-inch flat-screen TV.”
Upstairs, the master bedroom features a walk-in closet that showcases the convenience of an optional built-in closet system, said Kelahan. The model’s third floor full bath is upgraded with a raised double-bowl vanity with marble countertops, ceramic tile flooring, a 6-foot jacuzzi tub with ceramic tile surround and an upgraded lighting fixture.
One of the secondary bedrooms is decorated as a child’s room, and the other is shown as a home office with an outdoor balcony. A laundry room and a linen closet with wire shelving are also located on the top floor.
“ The model demonstrates the flexibility and generous floor plans offered at Kilbourn Court,” Kelahan said. “Owning a home with a den, two balconies, two secondary bedrooms and an attached two-car garage within city limits is considered a true luxury for many homebuyers.”
Another optional feature showcased in the model home is an intercom system, which includes individual speakers with volume controls throughout the home. Music from a compact disc or radio can be transmitted from the system’s central hub, which is located in the kitchen.
“Since this is a three-story home, the convenience of being able to communicate from level-to-level or to see who rang the doorbell without running to the front door can be a real plus,” said Kelahan. “It also allows homeowners to enjoy music while entertaining or doing household chores.”
Kilbourn Court is located one block south of Kilbourn Park, which offers three city blocks of recreation, including tennis courts, a jogging track, field house and playgrounds. Area schools include Scammon Elementary and Carl Schurz High School. The Kilbourn Park neighborhood is also home to many local retail businesses.
In addition, the community is in proximity to Interstate 90/94, and walking distance to a Metra station and the Blue Line “L”, which are both located approximately a third of a mile north of Kilbourn Court on Kilbourn Avenue.
To reach the sales center from I-90/94, exit at either Kimball Avenue or Belmont Avenue. If exiting at Kimball, head south to Belmont, turn right, and drive 1.5 miles to the northwest corner of Kilbourn and Belmont avenues. From Belmont, drive 1.5 miles west to the sales center.
