Kilbourn Court Attains 50 Percent Sold Status
Sales have surpassed the mid-way point for Dubin Residential's Kilbourn Court , a new community of 116 townhomes in the Kilbourn Park neighborhood on the city's Northwest Side.
Located on the corner of Belmont and Kilbourn avenues, the community is being developed on an entire city block and offers three-story townhomes with two to three bedrooms, two to three baths, dens, balconies and attached two-car garages. Six floor plans, ranging in size from 1,779 to 2,122 square feet, are base priced from the low $300s.
“ Kilbourn Court has been well-received because we offer the benefits of new construction in a classic Chicago neighborhood—all at a sensible price point,” said Mike Kelahan, director of sales and marketing for Dubin Residential. “Potential homebuyers are now entering a proven community where construction is well underway. And with a decorated model on-site, they can tour the model and better visualize what their own home will look like.”
According to Kelahan, new construction at an affordable price, with large floor plans and attached two-car garages is hard to come by in an established city neighborhood. “We're presenting an uncommon city-living opportunity that is accessible to a range of homebuyers: from young couples and families looking to set down roots to more established people seeking flexible living options.”
The appreciation potential of the Kilbourn Court community is also drawing homebuyers, said Kelahan. “This is very much an up-and-coming neighborhood,” he said. “Many residents are committing to Kilbourn Court not only because of the development's family appeal, but also because of the sound investment prospects it offers.”
One of the floor plans available at Kilbourn Court is Plan A. This 1,779-square-foot townhome is base-priced at $303,900 and includes two bedrooms, two baths, a den and an attached two-car garage. It comes standard with two levels of outdoor space; hardwood flooring in the kitchen and living room; and carpet in the bedrooms, den, hall and stairways.
Homebuyers can make creative use of the first-floor den, said Kelahan, explaining that it is flexible enough to serve as a large office, home theater or playroom.
“By adjoining a full bath to the den, we designed an area to suit buyers with varying lifestyle and household needs,” he said. “This space is very typical of the living solutions we're presenting at Kilbourn Court .”
On the second floor, the open-concept living area includes a large eat-in kitchen and a living/dining room that Kelahan said nicely accommodates everything from a large family gathering to an intimate, more formal dinner party.
Options include a ventless fireplace in the living area and a preparation island in the kitchen. Residents have direct access to a deck off the kitchen that spans the width of the home.
The second level also includes a private alcove that would make a convenient computer station or cozy reading nook, said Kelahan.
On the third floor of Plan A, two bedrooms are separated by a full bath. According to Kelahan, the key selling points of this level are the master bedroom's walk-in closet and the secondary bedroom's access to a balcony that might accent a nursery or home office nicely with a fresh air breeze.
Kilbourn Court takes its name from the tree-lined city park located one block north of the development with such recreational features as ball fields, tennis courts, playgrounds, a fieldhouse, running track and an inline hockey rink. The park also features the Kilbourn Park Organic Greenhouse, as well as family-friendly events including Chicago 's annual Movies in the Park series.
In addition, the community is in proximity to Interstate 90/94, and walking distance to a Metra station and the Blue Line “L”, which are both located approximately a third of a mile north of Kilbourn Court on Kilbourn Avenue .
To visit Kilbourn Court from Interstate 90/94, exit at either Kimball Avenue or Belmont Avenue . If exiting at Kimball, head south to Belmont , turn right and drive 1.5 miles to the northwest corner of Kilbourn and Belmont avenues. From Belmont , drive 1.5 miles west to the sales center, which is open daily from 11 a.m. to 5 p.m., or by appointment.
