Rapid Sales at The Courts of Evanston Spur Dubin Residential To Break Ground on Three Phases
Prompted by strong demand for homes at The Courts of Evanston, Dubin Residential has broken ground on the first three phases of its 90-townhome community located at the corner of Chicago Avenue and South Boulevard in the north suburb. First deliveries are expected in late spring 2003.
The three-story townhomes offer seven floor plans with two to four bedrooms, 2 to 31/2 baths, dens and attached, two-car garages. Six floor plans range from 2,200 to 2,774 square feet and are base-priced at $368,900 to $458,900. A seventh plan features 4,032 square feet and is base-priced at $649,900.
Sales at The Courts of Evanston started in June, and Phase I sold out in a week. Phase II is 60 percent sold, and sales in Phase III recently opened.
"Because of the property's great location and the pent-up demand for townhomes in Evanston, buyer interest has wound up exceeding our expectations," said David Dubin, president of Chicago-based Dubin Residential. "Breaking ground on all three phases allows us to complete each phase within weeks of each other, instead of months. This means buyers in phases II and III will be able to move in much earlier than normal."
Dubin said The Courts of Evanston has attracted many buyers who value staying close to Chicago while also enjoying the greener, less-congested environs of the North Shore.
"Residents seem to appreciate having the option of either crossing the street to the CTA 'L' station and being downtown in 30 minutes or walking four blocks in the other direction along tree-lined South Boulevard to enjoy a day at the beach," Dubin said. "They also enjoy having their own attached, two-car garage. Not only is this a great convenience for buyers, but it also means street parking is more readily available for their visitors."
To reflect these attributes, Chicago-based Hartshorne + Plunkard Architecture incorporated ample on-property landscaping and outdoor space into its design of The Courts of Evanston. The community is arranged in five roughly U-shaped buildings, each comprising 18 townhomes and separated by a landscaped courtyard. The majority of townhomes feature three levels of outdoor space: a yard off the family room, a balcony off the second-floor kitchen and a rooftop deck.
The Courts of Evanston is also close to downtown Evanston, which in recent years has greatly expanded its entertainment, shopping and dining options. The most prominent of these additions has been an 18-screen theater with stadium seating and Wolfgang Puck's Grand Café. Buyers can also find numerous dining options north of The Courts of Evanston along Chicago Avenue.
"It's this combination of cosmopolitan features within a suburban setting that makes Evanston so attractive," Dubin said. "Northwestern University also offers a rich mix of music, art and theater."
Townhomes at The Courts of Evanston feature first floors with a garage, den, and full or half bath, per plan; second floors with a living/dining room, kitchen and balcony; and third floors with bedrooms and additional baths. In addition to the sun deck, the roof features a separate room that contains washer/dryer hookups and storage space.
The four largest floor plans also include a powder room on the second floor, and the largest floor plan includes a first-floor bedroom and second-floor family room.
Standard features at The Courts of Evanston include pre-finished hardwood floors and a gas fireplace with marble hearth and surround on the living room level. The bedrooms, family room, hallways and stairs feature luxury carpeting.
Kitchens come standard with a peninsula island; granite countertops; a choice of designer maple or oak cabinetry; and a Whirlpool Gold Series white-on-white or black appliance package, including a 21.6-cubic-foot refrigerator with ice maker, self-cleaning range, 6-cycle dishwasher, food disposal and built-in microwave oven with vented hood.
Standard bath features include designer ceramic tile flooring and tub and shower surrounds; Corian vanity tops with integrated double-bowl sinks in master bathrooms; 6-foot soaking tubs; and Grohe chrome faucets. Other features include an electric garage door opener, alarm system, individual gas-forced heat, and central air conditioning.
Buyers at all Dubin projects can also lock in today's record-low interest rates for the next nine to 12 months, at no charge. The rate-lock program is offered in cooperation with Chicago Bancorp, which is an Illinois residential mortgage licensee.

The Courts of Evanston sales center, located at 525 Chicago Ave., features a virtual-reality model that gives a tour through a four-story townhome and its courtyard.
