Phase Four Sales Start For The Courts of Evanston
Sales have started for the fourth phase of The Courts of Evanston, a 90-townhome community located at the corner of Chicago Avenue and South Boulevard in north-suburban Evanston. Chicago-based Dubin Residential is the developer, and first deliveries of homes in Phase One are expected this summer.
The three-story townhomes have two to four bedrooms, 2 to 3 1/2baths, dens, roof decks, and attached two-car garages. Eight floor plans range in size from 2,200 to 4,110 square feet and are base-priced from $379,900 to $709,900.
When all five phases are completed, The Courts of Evanston will comprise five U-shaped buildings separated by landscaped courtyards, each offering 18 townhomes.
“We’ve had an overwhelming response to these attractive, traditional townhomes, which are a rare commodity in Evanston,” said Mike Kelahan, director of sales and marketing for Dubin Residential. “Many floor plans in the first three phases sold out quickly, but with the opening of Phase Four, buyers again have a full array of floor plan options. Plus with the varying delivery dates for the different phases, buyers have a choice of move-in dates, starting as earlier as late summer.”
Designed by Chicago-based Hartshorne + Plunkard Architecture, most townhomes at The Courts of Evanston feature outdoor space on three levels: a yard off the family room, a balcony off the second-floor kitchen and a rooftop deck.
Kelahan noted that these homes offer great value in terms of square footage, with indoor and outdoor space comparable to that of a single-family home in the city, but with the convenience of a maintenance-free lifestyle.
One of the floor plans available at The Courts of Evanston is the 2,562-square-foot Maple, which has three bedrooms and 2 1/2 baths. Base prices start at $433,900.
With access to the yard, the Maple’s first-floor den is a flexible space that residents can use as an entertainment room, fitness center, children’s playroom or library, Kelahan said.
The home’s second floor features an open layout with clear sightlines from the kitchen through the combined living and dining room. A gas fireplace with marble hearth and surround occupies a large corner nook at one end of the room.
“By designing the second floor as one extended room, we’ve increased its appeal for everyday living,” said Kelahan. “Residents appreciate being able to work in the kitchen while staying connected to their family in the living room. Plus, open layouts are great for entertaining, since guests tend to gather around the kitchen area.”
On the third floor, the master suite features a closet that spans the width of the room and a master bath with dual vanities and separate tub and shower. At the opposite end of the home are the second and third bedrooms, which are situated side-by-side and share a full bath.
At the top of the home are the fourth-floor roof deck and laundry/storage room.
“Placing the laundry room on the fourth floor allows it to remain close to the bedrooms while conserving valuable living space on lower floors,” said Kelahan. “Also, in keeping with the trend toward larger laundry rooms that offer more utility, the Maple’s laundry room has space for a table for folding clothes or adding built-out cabinets.”
Standard features at The Courts of Evanston include pre-finished hardwood floors in the kitchen, living room and dining room. The bedrooms, family room, hallways and stairs will have luxury carpeting.
Kitchens come standard with a peninsula counter; granite countertops; a choice of designer maple or oak cabinetry; and a Whirlpool Gold Series white or black appliance package, including a 21.6-cubic-foot refrigerator with icemaker, self-cleaning range, 6-cycle dishwasher, food disposal and built-in microwave oven with vented hood.
Baths include designer ceramic tile flooring and tub and shower surrounds; Corian vanity tops with integrated double-bowl sinks in master bathrooms; six-foot soaking tubs; and Grohe chrome faucets. Other features include an electric garage door opener, alarm system, individual gas-forced heat and central air conditioning.
Homebuyers at The Courts of Evanston can take advantage of Dubin’s rate-lock program, which enables them to lock in today’s record-low mortgage interest rates for the next nine to 12 months. The program is offered in cooperation with Chicago Bancorp, a national mortgage banker and an Illinois residential mortgage licensee.
“Our rate-lock program guarantees that buyers can benefit from today’s record low interest rates regardless of when delivery of their home is scheduled,” said Kelahan.
The Courts of Evanston is within easy walking distance of Lake Michigan and near the Northwestern University Campus and the varied entertainment, shopping and dining venues of downtown Evanston.
The Courts of Evanston sales center, located at 525 Chicago Ave., features a virtual-reality model that gives a tour through a three-story townhome and its courtyard.
