The Courts Of Evanston
Chicago-based Dubin Residential has announced the opening of a fully furnished and decorated model at The Courts of Evanston, a community of 90 townhomes located at the corner of Chicago Avenue and South Boulevard in the north suburb.
The three-story townhomes have two to four bedrooms, 2 to 3½ baths, dens, roof decks and attached two-car garages. Eight floor plans range in size from 2,200 to 4,110 square feet and are base-priced from $378,900 to $709,900.
When all five phases are completed, The Courts of Evanston will comprise five U-shaped buildings, each offering 18 townhomes and separated by landscaped courtyards. First deliveries are scheduled for later this summer.
“ Buyer interest in The Courts of Evanston has been enormous to date, with more than 60 percent of homes in the first four phases already sold out,” said Mike Kelahan, director of sales and marketing for Dubin Residential. “With the opening of our new model, buyers can see for themselves the many advantages of these townhomes, from their spacious interiors and luxurious feel to the community’s great Evanston location.”
Eight floor plans are available at the community. This includes the Maple, which is featured in the newly furnished and decorated model. Base-priced from $433,900, the Maple measures 2,562 square feet and has three bedrooms and 2½ baths.
The Maple’s first floor features a den, coat closet and powder room. The home’s main entry opens onto a 250-square-foot den, which in the model includes a fireplace with hearth and surround that can be added. Homeowners can also enter from the attached two-car garage, which provides extra space for storage, Kelahan said.
On the second floor, a light-filled, open plan connects the kitchen and living/dining room into a continuous living space, he said. Standard features include pre-finished hardwood floors, a gas fireplace and nine-foot ceilings.
“ We fully decorated the model to demonstrate just how large and functional the living/dining room is,” Kelahan said. “A sofa set with coffee and end tables fits comfortably by the fireplace, and the dining area has plenty of space for a table that seats six to eight, plus a bench near the stair landing and additional furnishings along the opposite wall.”
The kitchen comes standard with a peninsula counter; double-bowl stainless steel sink; clerestory window; and glass door leading to the balcony. In the model, the kitchen features upgraded cherry cabinets, and the countertops have been upgraded from ¾-inch to 1¼-inch granite. Other kitchen upgrades include a stainless steel appliance package and additional cabinets and counter space along the wall near the door to the balcony.
As they ascend to the third floor, visitors are struck by the light-filled landing, Kelahan said. “The stairway to the rooftop deck is designed with a very high ceiling and three windows that serve as a skylight, filling the hallway with natural illumination,” he said.
Half of the third floor is devoted to the master bedroom suite, and the other half to two additional bedrooms and a hall bath. The master bath has a double-bowl sink; 5-foot-by-3-foot, ceramic-tile shower enclosure; and soaking tub. Closets in the model’s master bedroom include a built-in closet organizer system with shelves and wardrobe drawers that is available to buyers.
One guest bedroom is decorated as a children’s room, and the second is furnished as a home office, complete with computer workstation and leather sofa chair for reading. The hallway includes a linen closet. Carpeting is included as a standard feature in the bedrooms and hallway, as well as in the first-floor den and stairways.
“ Buyers are amazed that this floor plan can accommodate three bedrooms and two baths without feeling cramped,” Kelahan said. “Our secret was to move the laundry room to the top-floor level. This not only freed up more space for the bedrooms, but we were also able to create a large laundry room, with enough space for a side-by-side washer and dryer, folding table and lots of extra storage cabinets.”
The Maple’s rooftop deck measures nearly 140 square feet. In the model, the deck is furnished with a children’s swimming pool and patio furniture.
The Courts of Evanston is located within easy walking distance of Lake Michigan and near the Northwestern University campus and numerous entertainment, shopping and dining venues of downtown Evanston. The community is also across the street from the South Boulevard “L” station of the CTA’s Purple Line, which allows residents to reach downtown Chicago in 30 minutes during rush hour.
The Courts of Evanston sales center is now located at 517 South Boulevard.
