Move In Before The Snow Falls At The Courts Of Evanston
Two townhomes available for early delivery

Buyers who are looking to move into a new home before winter sets in should visit The Courts of Evanston in north-suburban Evanston, where Chicago-based Dubin Residential is offering two townhomes for early delivery. The homes can be delivered within 45 to 60 days of signing a purchase agreement, said Mike Kelahan, director of sales and marketing for Dubin Residential.

Located at Chicago Avenue and South Boulevard, The Courts of Evanston comprises 90 three-story townhomes with two to four bedrooms, 2 to 3½ baths, dens, balconies, roof decks and attached two-car garages. Eight floor plans range in size from 2,200 to 4,032 square feet and are base-priced from $378,900 to $709,900.

“Early-delivery homes present a great opportunity for buyers to lock in a low mortgage rate and not have to be concerned about future market volatility,” said Kelahan. “Plus, one-third of the homes are now occupied at The Courts of Evanston, so new buyers will feel like they’re part of an established community.”

When the final two phases are completed, The Courts of Evanston will comprise five buildings, each offering 18 townhomes and separated by landscaped courtyards. Designed by award-winning Chicago-based Hartshorne + Plunkard Architecture, the townhomes feature outdoor space on three levels: a yard off the family room, a balcony off the second-floor kitchen and a rooftop deck with views of downtown Chicago.

The floor plan of both early-delivery homes is the best-selling Maple plan, a 2,562-square-foot home with three bedrooms, 2½ baths, a den and an attached two-car garage. One costs $455,150 and the other $455,160, including upgrades. For instance, Unit 523 D includes kitchen upgrades such as 42-inch maple cabinets, 1¼-inch granite countertops, crown molding, a black side-by-side Whirlpool refrigerator, and a breakfast bar with granite countertop. Other designer selections include an upgraded marble fireplace hearth and surround in the living room and upgraded bathroom sinks, fixtures, and floor and wall tiles.

Buyers enter the Maple either from the garage or the den, which has a coat closet and powder room. On the second floor is the kitchen, which has a door leading to a balcony. The combined living/dining room measures 28 by 18 feet.

“The first-floor den makes a great library, media room or exercise area,” Kelahan said. “And the second floor is designed as one large room where homeowners can get together to cook, watch TV or entertain friends. In addition, the first-floor powder room is perfect for guests and allows the third-floor sleeping areas to remain more private.”

The third floor has a master suite, two guest bedrooms, a guest bath and hallway linen closet. The master bath includes a double-bowl vanity and separate tub and shower.

A laundry room and storage area are located adjacent to the roof deck, conveniently close to the bedrooms while conserving living space on the lower floors, noted Kelahan.

Buyers also have the option of building a new townhome from the ground up, Kelahan said. “Although construction is completed on the first three phases, Phase Four just opened and a full array of floor plans is available,” he said.

Another benefit of living at The Courts of Evanston is that it is across the street from the South Boulevard CTA station. “Residents won’t worry about driving downtown in bad weather because public transportation is just steps away,” he said. “The Purple Line ‘L’ reaches downtown Chicago in 30 minutes during rush hour.”

The Courts of Evanston is located four blocks from Lake Michigan and the South Boulevard public beach. The Northwestern University campus is also near, as well as numerous entertainment, shopping and dining venues along Chicago Avenue and in downtown Evanston.

The Courts of Evanston sales center is now located at 517 South Boulevard. Sales hours are Saturday through Wednesday, 11 a.m. to 5 p.m., or by appointment.
