The Courts of Evanston Passes 50 Percent Sold
Choice of eight townhome floor plans still available

Chicago-based Dubin Residential has announced that The Courts of Evanston, a new development of 90 townhomes in north-suburban Evanston, is more than 50 percent sold.

Located at Chicago Avenue and South Boulevard, The Courts of Evanston offers three-story, maintenance-free townhomes with two to four bedrooms, 2 to 3½ baths, dens, roof decks and attached two-car garages. Eight floor plans range in size from 2,200 to 4,110 square feet and are base-priced from $389,900 to $732,100.

“ The Courts of Evanston is ideal for buyers who want to live in a city atmosphere, but do not want to sacrifice living space,” said Mike Kelahan, director of sales and marketing for Dubin Residential. “Our floor plans are larger than a typical townhome, and, in fact, many of our residents are move-up buyers from condos and smaller townhomes. Right now, buyers can choose from all of our plans since we are in a new phase of sales. And with construction underway, they can move in by summer 2004.”

Upon completion, The Courts of Evanston will comprise five buildings of 18 townhomes each separated by landscaped courtyards. Designed by award-winning Chicago-based Hartshorne + Plunkard Architecture, the townhomes feature outdoor space on three levels: a yard off the family room, a balcony off the second-floor kitchen and a rooftop deck with views of the downtown Chicago skyline.

In addition, the homes include a high level of standard finishes such as hardwood floors throughout the second level; a fireplace in the living room; and granite countertops and an appliance package including refrigerator, range, dishwasher, food disposal and built-in microwave in the kitchen. “This really helps buyers reduce the cost of upgrades,” said Kelahan.

One of the floor plans, the Grove, is featured in the sales center model. This 2,326-square-foot home comes standard with two bedrooms, 2½ baths and a den, and is base-priced at $410,900.

The first floor includes a tiled entry, den/media room, powder room, coat closet and access to the attached two-car garage. On the second floor, a combination living/dining room opens to the kitchen.

“ The openness of the second level really sells this townhome,” said Kelahan. “Buyers can imagine the possibilities for decorating this space and entertaining friends and family. These are the rooms in which residents will likely spend most of their time, and it’s where they look forward to coming home to at the end of a long day to relax and unwind.”

The third level includes a master suite, secondary bedroom, full hall bath and hall linen closet. The master bath has a soaking tub, separate walk-in shower, linen closet and double-bowl vanity.

“This floor plan provides a lot of flex space with the first-floor den and second bedroom, both of which make a great guest bedroom or home office,” said Kelahan. “It also allows for privacy, as someone can watch television on the first or second floor, while another person is reading in a bedroom or on the rooftop deck.”

Another floor plan is the best-selling Maple, which is featured as the decorated model at the community. Base-priced at $449,900, the home measures 2,562 square feet and comes standard with three bedrooms, 2½ baths and a den.

As in the Grove, a tiled entry nook opens to the den/media room from the front door and attached garage. “Many buyers are adding a second fireplace to the home in the first floor den to create a cozy study or media room,” said Kelahan. “The option for multiple fireplaces in a townhome is unusual.”

Upstairs, the combination living/dining room measures 28 feet by 18 feet. In the kitchen, buyers can opt for additional cabinetry and countertop space to expand storage capacity, said Kelahan. “Adding extra countertop space along the open wall in the kitchen can function as a built-in desk, which is great for a computer and comes in handy for organizing recipes and paying bills.”
The third floor has a master suite, two secondary bedrooms, a hall bath and a hall linen closet. The master bath includes a double-bowl vanity, soaking tub and walk-in shower.

“ The secondary bedrooms in the Maple could make an ideal home office, library or children’s play room,” said Kelahan. “These rooms are also perfect as children’s or guest bedrooms and are located on the opposite side of the home from the master bedroom for privacy.”

On the fourth level of all townhomes except the Orrington floor plan at The Courts of Evanston, a laundry room and storage area are adjacent to the roof deck.

“The location of the laundry room is conveniently close to the bedrooms, while conserving living space on the lower floors,” said Kelahan. “There are also windows on this level that create a skylight effect with the high vaulted ceiling and flood the third and fourth floors with light.”

The community is conveniently located across the street from the South Boulevard CTA station, said Kelahan. The Purple Line ‘L’ reaches downtown Chicago in 30 minutes during rush hour. In addition, the community is four blocks from Lake Michigan and the South Boulevard public beach. The Northwestern University campus is also nearby, as well as numerous entertainment, shopping and dining venues along Chicago Avenue and in downtown Evanston.
