Dubin Residential’s The Courts of Evanston Reaches Three-Quarters-Sold

More than 75 percent of the 90 luxury townhomes available have been sold at The Courts of Evanston, a new community by Dubin Residential now in its final phase of development in north-suburban Evanston .

Located at Chicago Avenue and South Boulevard, The Courts of Evanston offers three-story maintenance-free townhomes with two to four bedrooms, 2 to 3˝ baths, dens, roof decks and attached two-car garages. Homes range in size from 2,200 to 4,110 square feet and are base-priced from the $390,000s to the $690,000s.

“Even with 75 percent of our townhomes sold, we're still offering homebuyers the opportunity to personalize eight different floor plans with the finishes of their choice, ” said Mike Kelahan, director of sales and marketing for Dubin Residential. “Our prime location is also a big draw. Evanston provides the urban lifestyle so many homebuyers are looking for at a much lower price point than the trendier sections of Chicago . ”

When it is completed, The Courts of Evanston will consist of five buildings, with 18 townhomes each, separated by landscaped courtyards. Homes also are designed with outdoor space on each of three levels: a yard off the den, a balcony accessed by the second-floor kitchen and a rooftop deck offering Chicago skyline views.

One of the floor plans, the Maple, is a best-selling home at the community. It is also featured as a fully-decorated model. Base-priced at $449,900, the home measures 2,562 square feet and comes standard with three bedrooms, 2˝ baths and a den or media room.

The first floor includes a tiled entry foyer, den/media room, powder room, coat closet and access to the attached two-car garage.

“Many of our homebuyers are finding that the first level is ideal for entertainment as a home theater or game room,” said Kelahan. “It's a space that also translates well for a private home office, where it's a great advantage to be shielded from the typical distractions of a work-at-home environment.”

Upstairs, the combination living/dining room measures 28 feet by 18 feet, allowing homebuyers flexibility with furnishings. “In a space this large, you can get creative with furniture placement to create multiple conversation areas throughout the room,” said Kelahan.

The kitchen also allows for flexible living, with a large breakfast bar that offers convenient access to the home's balcony for grilling, said Kelahan.

Optional cabinetry and countertops can be added on the east wall of the kitchen, such as a pantry and built-in desk. “This is a space that lives up to the maxim of the kitchen being the heart of the home,” he said.

On the third floor, a master bedroom with a large double-door closet has an adjoining master bath with a double-bowl vanity, separate 5-foot-wide shower and soaking tub. Two secondary bedrooms share a full hall bath, and a linen closet provides additional storage.

“The secondary bedrooms are situated with privacy in mind,” said Kelahan. “They're placed away from the master bedroom on the opposite end of the home, so they work well as children's or guest bedrooms.”

On the top level, a large roof top deck is perfect for outdoor entertaining, he added. A laundry and utility room complete this level.

The Courts of Evanston is located less than one block from the South Boulevard CTA station, which according to Kelahan, offers a convenient 30-minute commute downtown during rush hour by way of the Purple Line “L”. In addition, the development is four blocks from Lake Michigan beaches. Northwestern University is also nearby, as are numerous entertainment, shopping and dining venues along Chicago Avenue and in downtown Evanston .
