Dubin Incentives Include No Mortgage Payments for One Year At Buck City Lofts and Emerson Point
As shoppers start hunting for holiday sales, Chicago-based Dubin Residential has unveiled its most attractive home-buying incentives of the year. The year-end incentives are featured at four of Dubin's city developments and range from free upgrades and parking to free mortgage payments for a year.
Topping the list is Dubin's holiday offer to pay mortgage payments for the first 12 months at Buck City Lofts in West Bucktown and Emerson Point in Rogers Park. To qualify, buyers must close on a home by Jan. 31, 2003, provide a minimum 5-percent down payment, and be approved for a mortgage. The limited-time incentive applies to owner-occupied units only.
"What better way to celebrate the holidays than with a new home and not having to worry about mortgage payments for a full year," said Leonard Koenig, sales and marketing director for Chicago-based Dubin Residential. "In addition, we have four completed homes available at Buck City Lofts and three completed townhomes at Emerson Point that allow buyers to move-in as soon as their paperwork is okay'd."
Located at 1740 N. Maplewood, Buck City Lofts offers one- and two-bedroom homes with one to two baths. The 12 remaining lofts measure 973 to 1,356 square feet and are base-priced from $225,900 to $346,900. Five simplex floor plans and one duplex plan are available.
The 90-unit loft conversion features exposed Douglas fir beams, open floor plans, and 101/2- to 13-foot ceilings. Most homes have a balcony and exposed masonry walls. Standard features include hardwood flooring in the kitchen, living room, foyer and hallway; padded carpeting in dens and bedrooms; and a gas fireplace with a ceramic-tile surround and hearth in the living room. Deeded garage parking costs $13,000 per space.
Buck City Lofts is located between North and Armitage avenues, and two blocks west of Western Avenue on a quiet residential street. It is four blocks from the Western Avenue station of the Blue Line "L" and near the restaurants, galleries and shops of Bucktown and Wicker Park.
Emerson Point is a community of 26 new-construction townhomes at 7268 N. Rogers Ave. in Rogers Park. Located near the new Gateway Shopping Center, the remaining 12 residences range in size from 1,610 to 2,006 square feet and offer two to three bedrooms, two to three baths, and attached two-car garages. The homes are base-priced from $255,900 to $302,900.
Most townhomes offer a balcony. Standard features include hardwood flooring in the living room, dining room and kitchen; gas fireplace in the living room with ceramic-tile hearth and surround; luxury carpet and pad in dens, bedrooms and on stairs; and a Whirlpool appliance package.
"As at Buck City Lofts, a selection of completed homes is available at Emerson Point. We have pre-selected all finishes and a range of upgrades that allow buyers to move-in immediately. Of course if a buyer prefers to make all of their own selections, delivery is just 45 to 60 days away," Koenig said.
At Welbourn Row in West Lake View, Dubin is offering a special incentive on parking for the next five sales made this holiday season. Buyers will have a choice of either a free deeded outdoor parking space or a garage space for just $5,000. (Parking at Welbourn Row normally costs $17,500 for a garage space and $15,000 for an outdoor space.)
Once completed, the development will occupy an entire city block at Wellington and Clybourn avenues. Phase I calls for two, four-story brick buildings with 15 condominiums each. Five floor plans range in size from 875 to 1,206 square feet and offer one bedroom with a den or two bedrooms, and one to two baths. All homes feature balconies, 9-foot ceilings and open, contemporary layouts. Base prices range from $216,900 to $276,900.
"Welbourn Row is surrounded by great neighborhoods like Bucktown, Lincoln Park and Roscoe Village. It is also near the Kennedy and four major streets - Belmont, Clybourn, Damen and Diversey - which provides good access to jobs and attractions city-wide," Koenig said.
At Ainslie Row in Albany Park, Dubin is now offering $5,000 in free upgrades. The community of 22 three-story townhomes broke ground in October, and each residence features two bedrooms, two baths, a balcony and an attached two-car garage. Homes range in size from 1,600 to 1,650 square feet and are base-priced from $252,900 to $272,900.
Ainslie Row is located across the street from a major supermarket and two blocks south of Gompers Park, which offers 40 acres of wooded parkland along the North Branch of the Chicago River. The development's location also provides convenient access to the Loop and O'Hare via the nearby CTA Blue Line and the Edens and Kennedy expressways.
The community is under construction at 4851 N. Pulaski Road, and buyers can tour a fully furnished and decorated model at Emerson Point located at 7268 N. Rogers Ave.
